A full chimney replacement is a different job: HomeAdvisor puts it at about $10,000 and up to $15,000.
HomeAdvisor (updated June 2026) puts the average chimney repair at $455, with most jobs between $160 and $750. Small fixes such as a new cap ($100–$250 on Fixr) or a sealed crown ($150–$350) sit at the low end; a new flue liner ($625–$7,000) or rebuilding spalled brick ($1,000–$2,500) costs far more.
Fixr lists chimney flashing at $200–$300. HomeAdvisor prices sealing the cracks behind a roofline leak at $150–$500. If the flashing has failed for years, budget for rotten decking or framing too — HomeAdvisor puts widespread wood rot repair at $2,500–$4,000.
Patching and sealing a cracked crown costs $150–$350 (HomeAdvisor). A new poured crown is $750–$1,000 on Fixr's figures, and HomeAdvisor says a full crown replacement can reach $3,000 on a big or hard-to-reach chimney.
HomeAdvisor gives $4–$25 per square foot of brick. A chimney with 40 sq ft of worn joints runs $160–$1,000 before access costs; repointing the whole stack of a tall chimney costs more because of scaffolding or roof anchors.
Usually only when the damage comes from a sudden covered event such as lightning, a fallen tree or a fire. Wear, freeze-thaw cracking and neglected flashing are maintenance, which policies normally exclude. Check your own policy before you book the work.
