Roof coating is a liquid-applied membrane rolled or sprayed over an existing roof. Done at the right time on the right substrate it adds years of life cheaply. Done as a rescue for a roof that has already failed, it wastes the money.

When coating is the right call

The membrane or metal underneath is sound, with no wet insulation below it.
The problems are surface-level: fastener heads, small splits, general weathering, UV chalking.
The roof drains — water is gone within 48 hours of rain.
You want to cut heat gain. A white reflective coating drops the surface temperature substantially, which lowers cooling load and slows the ageing of everything under it.

When it is not

Wet insulation under the membrane. Coating seals the moisture in and the deck keeps rotting.
Failed seams or widespread splits. Coating bridges hairlines, not open joints.
Ponding water with no fall. Fix the drainage first or the coating fails in exactly the places the roof already failed.
A roof at the end of its structural life. Coating is maintenance, not a replacement.

Getting the application right

Clean thoroughly. Most failures are adhesion failures, and most adhesion failures are dirt.
Prime where the data sheet says to. The warranty depends on it.
Repair splits and seams with reinforcing fabric and mastic before coating over them.
Two coats, applied in opposite directions, hitting the stated dry film thickness. One heavy coat is not equivalent.
Watch the weather. Rain or dew inside the cure window ruins the work.

Frequently asked questions

Can a roof coating stop a leak?

It can seal pinholes, fastener heads and surface weathering. It cannot bridge an open seam or a split, and it cannot help if the insulation below is already wet — coating over wet insulation seals the moisture in.

Which roof coating lasts longest?

Silicone generally performs best over the longest period, particularly where water ponds, because it does not erode the way acrylic does. Polyurethane is the toughest underfoot. All of them depend on hitting the stated dry film thickness.

How many coats of roof coating do I need?

Most systems specify two, applied in opposite directions, and the warranty is written against a total dry film thickness. One heavy coat is not equivalent to two thinner ones.

Can I coat a shingle roof?

Generally no. Coatings are made for low-slope membranes, metal and modified bitumen. Coating asphalt shingles traps moisture in the mat and voids the shingle warranty.
