Measuring soffit and fascia
- Fascia: every roof edge that gets a board — both eaves and, on a gable, both rakes. Add them up in linear feet.
- Soffit: usually just the eaves on a gable house, all four sides on a hip. Measure the length along the wall and the depth from wall to the back of the fascia.
- Height: note which runs are two storeys. They need staging or a lift and take longer per foot.
- Overhang depth and eave lengths for a new build come from the roof overhang calculator; if the gutters come off to replace the fascia, price them with the gutter calculator.
Soffit and fascia replacement cost, worked through
Worked example: 160 ft of soffit and 200 ft of fascia, single storey, with the calculator's default rates
- Materials: (160 ft x $3.50 + 200 ft x $4.25) x 1.08 waste = $1,523.
- Labour: 360 ft ÷ (18 ft per hour x 2 people) = 10 crew-hours; x 2 people x $38 = $760.
- Staging $150 and trim/sealant $75, then 5% contingency and 15% overhead and profit.
$3,028 in total, or $8.41 per linear foot of soffit plus fascia. Replace the default rates with local ones — the labour rate and production rate are the inputs that move the total most.
Labour per square foot: soffit is sometimes quoted by area. A 12-inch-deep soffit is 1 sq ft per linear foot, a 16-inch soffit 1.33, a 24-inch soffit 2. Divide a per-linear-foot labour price by that figure to compare it with a per-square-foot quote.
Soffit calculator: how many panels
Worked example: 160 ft of eave with a 16-inch soffit depth, using 16-inch x 12 ft vinyl panels
- Panels run from the wall to the fascia, so each piece covers 16 inches of eave. 160 ft x 12 ÷ 16 = 120 pieces.
- Each 12 ft panel cuts into 9 pieces of 16 inches (144 ÷ 16, rounded down).
- 120 ÷ 9 = 14 panels; with 10% for corners and damaged pieces, 16.
- Trim: one run of channel along the wall and one at the fascia — about 320 linear ft, in 12 ft lengths.
